Office Dismantling & Clearance

Handing a floor back to the landlord is a deadline, not a project. We work to the date on your lease.

In short

  • Free survey before we quote anything — we do not price a job from a photograph.
  • Two figures, shown separately: the cost of the work and the value of the material recovered.
  • Our own insured crew, equipment and vehicles. Nothing subcontracted to a team you have not met.

Most office exits run to a fixed deadline: the lease ends, the floor has to go back in the condition the agreement specifies, and the dilapidation clause is expensive if it does not. That deadline, not the scrap value, is what actually shapes the job.

We strip out workstations, partitions, false ceiling, flooring, ducting, cabling and fixtures, take the material away, and set the buy-back against the removal cost. On most fitted floors the buy-back covers a large share of the exit cost, and on some it covers all of it.

What the scope covers

Workstations & furniture
Modular workstations, chairs, storages, conference tables, reception counters and pantry units, dismantled and removed.
Partitions & glazing
Gypsum and glass partitions, doors, frames and hardware taken down without damaging slab or columns.
False ceiling & flooring
Grid ceiling, tiles, raised access flooring, carpet and vinyl lifted and cleared.
Electrical & data
Light fittings, cable trays, structured cabling, DBs and panels removed after isolation by a qualified electrician.
HVAC & ducting
Cassette and ductable units, ducting, insulation, diffusers and outdoor units removed with gas recovered.
IT hardware
Desktops, servers, network gear and UPS handled through our ITAD process with data destruction certified.

How the job runs

Site survey

We walk the floor with your admin or project manager, note what stays and what goes, check lift access, service-corridor timings and building rules, then quote a fixed figure.

Method statement

For managed buildings we submit a method statement, insurance details and worker list to building management in advance so approvals do not delay the start.

Strip-out

Sequenced so the noisy work happens in the windows the building permits. Weekend and night working is normal for us and costs no more.

Handback

Debris removed, floor swept, waste routed to authorised recyclers, and you receive the invoice, gate passes and disposal records for your file.

How it is priced

We quote two numbers and keep them separate: what the removal costs, and what the recovered material is worth. Blending them into one figure hides which side of the trade you are on. Where the material value exceeds the removal cost you receive a net payment; where it does not, you pay the difference and nothing more.

Nothing is added afterwards for labour, transport or disposal. If the survey missed something genuinely unforeseen we come back to you before doing the work, not after.

Questions we get asked

Do you work weekends and nights?

Yes, and for occupied buildings it is usually the only workable option. Most commercial buildings restrict noisy work and service-lift use to evenings and weekends anyway. There is no premium for it in our quote.

Will the buy-back cover the cost of the strip-out?

On a fitted floor with modular furniture, metal partitioning, ducting and cabling, frequently yes — and sometimes it exceeds the cost, so you receive a net payment. On a bare shell with mostly gypsum and carpet, less so. The survey tells us which case you are in and we quote both figures separately so you can see it.

Can you meet a hard lease-exit date?

That is what the survey establishes. Tell us the handback date at the first call and we will confirm whether it is achievable and what crew size it needs. We would rather decline a job than miss a dilapidation deadline you are exposed on.

What about our old IT equipment and data?

Handled under our ITAD process — inventory by asset tag, drive wiping or physical shredding with a certificate listing serial numbers, then routing to a CPCB-authorised recycler. For sensitive environments the destruction is done on your floor before anything leaves the building.

Do you provide documentation for the landlord?

Yes. Method statement and insurance up front; invoices, gate passes, disposal records and photographs on completion. That set covers most standard handback and dilapidation requirements.
